Work Overview: Waterproofing is underway at Strathview for Buildings 2, 3 and 4.

What are the works for this week?
Renfay is planning to continue the WPM300 on Buildings 2 this week. Once they have completed this, they will be moving on to the WPM1000 waterproofing membrane to Buildings 2, 3 and 4.
The continuation of this work next week is entirely dependent on favourable weather conditions.
There may be increased odours this week due to the waterproofing works occurring throughout the site. We sincerely apologise for any disruption or inconvenience this may cause you.
Please be assured that these works are a necessary part of the current stage of the project. Renfay are committed to minimising any stronger smells where possible and appreciate your patience and understanding as we complete this essential work this week.
Please be aware that external entry doors in the active work zone of Buildings 2 and 3 are required to locked. Access to these areas will be via the garage or through the fire door located next to the car wash bay in the Northern garage. If you require an access key, please reach out to Strata or the Building Manager. While inconvenient, It is essential to block the access to the entryways allow to ensure compliance with WHS requirements whilst the remediation works to the courtyard and entryways are undertaken. This just ensure all residents and on site workers are kept safe. This area is a construction zone and no access is available for residents.
It is anticipated based on the current program that the above entryways will be closed until mid November 2025. Using the garage for access will be required until the entryways are reopened.
External entry doors in the active work zone of Building 4 will are no longer required to be locked and you are welcome to continue accessing through here. The entryways to Buildings 1 and 4 is anticipated to be restricted from mid August, based off the current program.
There will be construction noise generated during the civil and demolition works. We apologise for the inconvenience and appreciate your understanding and cooperation during this time.
Renfay’s work hours are:
Monday to Friday 7am to 5pm
Saturday 8am to 2pm

Demolition on Building 4
Demolition works have commenced Building 4. To ensure these works proceed efficiently and safely, we require your cooperation with a few important matters.
We kindly request that you remove all personal items from your balcony as soon as possible if you are on the ground floor in Building 4 and your balcony is indicted in the notice below. Please disregard this if you have already completed this. This is a necessary safety measure to provide clear access for the demolition team and to prevent any accidental damage to your personal belongings during the work.
For WHS reasons, all ground floor doors within the current work zones must remain locked. This is to mitigate any potential risks, especially concerning children and pets on site. While doors will be locked, you will still have access to windows, which you are welcome to open outside of Renfay’s work hours and on rain days when works are not occurring on site.
This is just for the ground floor homes in the current work zone.
Additionally, please be aware that the demolition process, which includes the removal of existing tiles and the substrate beneath them on the ground floor, will require the use of power tools. This will unfortunately result in significant noise levels during the designated working hours, which are Monday to Friday from 7:00 am to 5:00 pm and Saturday from 8:00 am to 2:00 pm. Renfay will make every reasonable effort to minimise noise levels whenever possible.
We understand that these necessary works may cause some temporary inconvenience, and we sincerely appreciate your understanding and your prompt attention to preparing your balcony as requested.

Frequently Asked Questions
Q: How long is the phase that involves my unit?
Buildings 2 and 3 are scheduled between May 2025 and November 2025. Buildings 1 and 4 are scheduled between September 2025 and July 2026. Buildings 1 and 4 will take longer due to the amount of balconies and entry ways in this area. Please note that the dates provided do not account for inclement weather conditions that delay construction but the builders will be working hard to maintain the dates as much as possible. The project is anticipated to be completed and site handed back in July 2026.
Q: Do we just lose the courtyard and/or balcony for our stage or the duration of the works?
You will not have access to the courtyard and/or balcony for the duration of the remediation works for the stage that your unit is in. While we empathise with residents on this impact, unfortunately due to safety reasons, access can not be provided.
Q: Will work only happen externally?
While works are external, all interior items that are unfixed need to be moved 1m away from the courtyard and/or balcony doors to ensure access to install the protective covering. This includes curtains and blinds. This is to ensure all personal items are undamaged.
Q: Are we expected to remove all furniture from the balcony and relocate it?
Yes, it is the resident’s responsibility to ensure that all furniture, plants and other items from their balconies are removed prior to the dates where access is required for Renfay to undertake the remedial works in their stage of works.
Q: Will work affect all balconies of my unit or only a certain side?
The works will affect all balconies on the ground floor. All windows and doors will need to remain locked when the protective covering is not in place to ensure compliance with WHS.
If you have two balconies in your home on the ground floor, please note that work will only occur on one balcony at any given time. Renfay’s schedule will clearly indicate the areas that will be impacted. Have a look at the Notice of Demolition on the right side of this page to check the current work areas.
Q: What is the protective covering and what will it impact?
The protective coating is to allow the door and glazing suite to be removed so the new waterproofing membrane can be installed under the door. This will mean that there will be limited natural light and ventilation coming from your balcony doors during the works.
Once this is completed, the door will be reinstated, and the temporary protection will be removed. Access to the courtyard and/or balcony and opening of the door will be restricted for the length of works on the stage of works in which your unit is in.
While we empathise with residents during the period of construction, an alternative is not suitable as this is required to fulfill WHS obligations under the WHS Act and Regulation. Should the protective covering be altered in any way, it would pose significant WHS risks for all parties involved.

Q: How long will the protective covering be on?
Each door to the courtyard and/or balcony will have a temporary hoarding/protection installed for approximately 10 days.
Q: When will we be able to open the doors again?
You will be able to open the doors to the ground floor courtyard and/or balcony once the phase is completed.

Q: How long will the doors be off?
The doors will be off for approximately 2 weeks.
Q: Will I need to provide access through my apartment during any stage of these works?
Renfay will access the unit from the courtyard and/or balcony for installing the protective covering and door removal. Doors will need to be left unlocked when they are removed. Renfay will also need access for any make good works. You are more than welcome to be home while these works are undertaken.
Q: What time will the works be?
The majority of building works will occur during standard working hours (7am to 5pm, Monday to Friday). Selected trade personnel are well experienced in working within live environments and will be trained to have the highest regard for tenants and the general public to ensure their safety throughout the project.
Occasionally Renfay will be required to work Saturdays 8am to 4pm.
Q: Is smoking or vaping allowed on site?
The site strictly prohibits smoking and vaping. Smoking and vaping are only permitted at the designed location offsite. This is reiterated in the tool box talks.
Q: Do the builders clean the site?
They sure do! The team will keep the site in a tidy condition to ensure cleanliness and to maintain safety and WHS.
