New multi-storey residence on Boat Beach at Seal Rocks with three separate pavilions (one combining the original shack that was at the top of the steep site). Izzat completed the structural design and documentation of the building.

Site specific challenges included slope stability issues as the site is an old sand dune, high wind loads due to the exposed hilltop position and durability issues due to the beachfront location. The footing system required screw piles and large retaining walls were also required due to the steepness of the site. Civil engineering design of the steep driveway was also required. The project was successfully completed in 2011.
