Work Overview: Triangular side reveal framing works continuing
Building | Phase: Building A – Phase 3 – Western Elevation
This phase of work is to remediate around the side reveal section within the living, kitchen and/or dining space in the Eastern and Western side of Building A. The necessity behind these works is due to the need to replace the existing current cladding and framing with a new non-combustible system.
The framing within this side reveal was identified as needing to be replaced during the recent works as and forms part of the current fire order, which mandates the removal of all non-compliant combustible cladding and framing.
Due to compliance requirements, any element that forms part of an external wall system, such as within the side reveal, must be non-combustible. This includes the sub-framing behind the cladding. The only compliant solution is to replace the current framing with a non-combustible material, including the sub-framing and other elements within the wall.
The next step of work for this area is to install temporary internal hoarding as Buildcorp needs to complete the works partially from within the inside of the units and will require the protection of internal hoarding to block this space off for the duration of the works. The hoarding will have a door installed into the internal side of the hoarding. The door will be locked and only accessible from the inside. Security will be maintained by the resident and access from the outside will not be possible once hoarding completed. We advise that residents are prohibited to open the door or access the works area.
With the Western side currently underway, the next step will be to complete the Eastern side. These works are only required on Building A.
Work Overview: Bathroom works are underway

Buildcorp has commenced the remediation of the remaining bathrooms, with the works progressing through a carefully coordinated staged approach to minimise disruption to residents while maintaining momentum across the broader remediation program.
As the works have progressed, several latent conditions have been identified following the demolition and investigation of existing bathroom structures. These unforeseen conditions have required additional assessment, investigation, and the development of revised design solutions to address the specific site conditions encountered.
Throughout this process, the Izzat and Buildcorp project teams have worked closely with RHM Consultants to review each issue, determine appropriate remediation methodologies, and implement solutions that align with the project requirements, relevant standards, and intended design outcomes.
This collaborative and proactive approach has allowed the bathroom remediation works to continue progressing while ensuring that the completed works achieve the required levels of quality, performance, and long-term durability.

Resident Impact: Restricted access to bathroom or ensuite. Units below bathrooms/ensuites being remeadiated will need to provide access at the beginning and end of the works and will experience a section of the ceiling being exposed for the duration of the works. This will be remediated once the bathroom has been completed.
Work Overview: Remedial works continuing on balconies
Building | Phase: Building A and B – Phase 1, 2 and 3
A large project milestone approaching is the progressive removal of the site scaffolding, representing an important step towards the completion of the external remediation works.
Subject to the remaining works continuing in accordance with the current program, the majority of scaffolding associated with Phases 1 and 2 is scheduled to be progressively removed throughout September. This milestone will significantly reduce the visual and practical impact on residents, improve access around the buildings, and allow residents to once again enjoy unobstructed views and outlooks from their homes.
Scaffolding associated with Phase 3 is currently anticipated to be removed in October, marking the completion of the final stages of the external works at Shout Ridge and bringing the project closer to overall completion.
The project team appreciates the continued patience, cooperation, and understanding of all residents throughout the duration of the scaffolding works. We recognise the impact that prolonged construction activities can have on residents and thank everyone for their ongoing support as the team works towards delivering the completed remediation outcomes.

Resident Impact: Access to balconies will remain restricted until scaffolding is removed. Doors to balconies will need to remain closed and workers have access to balconies to continue main works until completion.

Site Security –
Please ensure all balcony doors remain locked while works are ongoing, unless you have been advised otherwise. We acknowledge that some residents have raised concerns regarding the potential for unauthorised access from the scaffold, and we would like to reassure you that site security measures are in place, including securing and restricting scaffold access outside of construction hours.
Keeping your balcony doors locked is an important additional precaution to help prevent any unauthorised entry to your home. While scaffolding access points are controlled and locked, maintaining locked doors provides an extra layer of protection and added peace of mind.
We appreciate your continued cooperation and patience as we progress through these final stages of the project. If you have any specific concerns, please do not hesitate to reach out to the project team.
Noisy Works
The following has been identified as noisy works and therefore will only be carried out between the hours of 8am and 5pm Monday to Friday.

Activities on Saturdays will exclude noisy works. Non noisy activities on Saturdays from 8am until 1pm are as follows:
Installation of water stop angles
Installation of glazing units

Setting plaster board
Painting /coating of external façade
Painting internally while hoarding is up

Fly Screen and Blind Reinstallation
Blinds and Screen Removal: Residents are reminded that blinds and screens should be removed prior to works commencing.
If blinds or screens are not removed, Buildcorp will remove them but will not accept responsibility for their existing condition or any damage that may occur.
When reinstalling your blinds, it’s essential that the brackets are only installed into the ceiling plasterboard. You may need to rotate them slightly to secure them properly for how you’d like them to sit. Please ensure that the brackets are not fixed into any aluminium or any part of the door/window frames.
Flyscreens fitted to some units after construction, and their frames were screwed into the door frame or balcony. This unfortunately damaged the doors and water stops, making them less effective against water ingress. Therefore, we request that you follow the below instructions to aid in the reinstallation.

Frequently Asked Questions
Q: How long is the phase that involves my unit?
Phase 1 was originally scheduled to run from 28th November until July 2025. Due to inclement weather and latent conditions, Phase 1 has been extended to early 2026.
Phase 2 is scheduled to run from March 2025 until April 2026.
Phase 3 is scheduled to run from early 2026 until mid 2026.
Please refer to the 3 week lookahead on the Izzat Information Page and the noticeboards on how long the scaffold is erected in your courtyard and/or balcony as each unit may be different. Please note that the dates provided do not account for inclement weather conditions that delay construction but the builders will be working hard to maintain the dates as much as possible. The project is anticipated to be completed in mid 2026.
Q: Do we just lose the courtyard and/or balcony for our stage or the duration of the works?
You will not have access to the courtyard and/or balcony for the duration of the remediation works for the stage that your unit is in due to the scaffolding being erected. While we empathise with residents on this impact, unfortunately due to safety reasons access can not be provided.
Q: Will work only happen externally?
Works are external, apart from those who are requiring updates to the bathrooms, but all interior items that are unfixed need to be moved 1m away from the courtyard and/or balcony doors to ensure access to install the protective covering. This includes curtains and blinds. This is to ensure all personal items are undamaged.
Q: Are we expected to remove all furniture from the balcony and relocate it?
Yes, it is the resident’s responsibility to ensure that all furniture, plants and other items from their balconies are removed prior to the dates where access is required for Buildcorp to undertake the remedial works.
Q: Will work affect all balconies of my unit or only a certain side?
The works will affect all balconies and windows. All windows and doors will need to remain locked when the protective covering is not in place.
Q: What is the protective covering and what will it impact?
The protective coating is to allow the door and glazing suite to be removed so the new waterproofing membrane can be installed under the door. This will mean that there will be limited natural light and ventilation coming from your balcony doors during the works.
Once this is completed, the door will be reinstated, and the temporary protection will be removed. Access to the courtyard and/or balcony and opening of the door will be restricted for the length of works on the stage of works in which your unit is in.
While we empathise with residents during the period of construction, an alternative is not suitable as this is required to fulfill WHS obligations under the WHS Act and Regulation. Should the protective covering be altered in any way, it would pose significant WHS risks for all parties involved.

Q: How long will the protective covering be on?
Each door to the courtyard and/or balcony will have a temporary hoarding/protection installed for approximately 3 weeks.
Q: When will we be able to open the doors again?
You will be able to open the doors to the courtyard and/or balcony once the phase is completed.
Q: How long will the doors be off?
The doors will be off for approximately 1 week but hoarding is anticipated to be installed for 3 weeks.
Q: Will I need to provide access through my apartment during any stage of these works?
Buildcorp will access the unit from the courtyard and/or balcony for installing the protective covering and door removal. Doors will need to be left unlocked when they are removed. The builders will also need access for any make good works and for any bathroom that is being repaired. You are more than welcome to be home while these works are undertaken.
Q: What time will the works be?
The majority of building works will occur during standard working hours (7am to 5pm, Monday to Friday). Selected trade personnel are well experienced in working within live environments and will be trained to have the highest regard for tenants and the general public to ensure their safety throughout the project.
Occasionally Buildcorp will be required to work Saturdays 8am to 4pm.
Noisy works will only be carried out between the hours of 8am and 5pm Monday to Friday. Noisy works will include:
- Concrete scabbling and breakout
- Façade repairs
The following works have been identified as non-noisy works and therefore will be carried out from Monday to Friday between 7am and 5pm as approved within Council Guidelines:
- Grinding and removal of paint prior to coating works
- Erecting and dismantling scaffolding
- Installation and dismantling of hoarding
- Works to glass balustrades
- Waterproofing works
- Cleaning of the façade
Q: Is smoking or vaping allowed on site?
The site strictly prohibits smoking and vaping. Smoking and vaping are only permitted at the designed location towards the roundabout. This is reiterated in the tool box talks.
Q: Do the builders clean the site?
They sure do! Each day at 3pm the team sweep through and clean up the site for the end of the day, leaving it in a tidy condition.
